Job Description

The Building Inspector is a full-time, cross‑trained position in the Building Department. The primary function for this position is to review plans and perform inspections of buildings and structures in the course of construction, alterations, or repairs to determine if plans, workmanship, and materials conform to all existing code requirements. The inspector also conducts regular duties as they pertain to property maintenance in support of the Village of Shorewood municipal code and ordinances.

DUTIES & ESSENTIAL JOB FUNCTIONS

The following duties are normal for this position. These are not to be construed as exclusive or all-inclusive. Other duties may be required and assigned. Conduct plan reviews; Interpret complex building plans, specifications, calculations and reports. Review permit applications. Conduct inspections for residential, commercial and industrial properties for building, electrical, and mechanical systems, zoning and other municipal codes and ordinances. Multi‑task in a fast‑paced, team environment, and communicate effectively. Keep detailed, technical, and accurate records. Issue Notices of Violation. Interpret and enforce Village ordinances on building and construction projects. Respond to inquiries from builders, homeowners, and the public. Investigate and respond to property maintenance inquiries. Ability to work overtime, if needed.

QUALIFICATIONS

The Ideal Candidate will have residential and commercial certifications and experience. Minimum (3) ICC Certifications: Property Maintenance and Housing; Residential Inspector; and Commercial Inspector. Minimum 1-3 years’ experience in municipal inspections, construction trades, apprenticeship programs, architectural or engineering studies, construction technology degree or related fields. ICC Commercial Mechanical and Electrical Certifications must be obtained within twelve month (12) months of hire date. Continuing education, the ability to obtain and maintain additional ICC certifications, and involvement with professional organizations is expected. High school diploma or equivalent. Valid Illinois Driver’s License.

KNOWLEDGE, ABILITIES AND SKILLS

Ability to read blueprints, construction plans, plats of survey, maps and related documents. Self‑starter, quick learner and hard worker with exceptional customer service skills. Knowledge of computers and related software (including Word, Excel, Access and Outlook). Ability to learn specialized Village Software Systems. Excellent communication skills, both oral and written; knowledge of basic grammar, spelling and punctuation. Ability to interpret instructions furnished in written, oral, or schedule form. Strong organizational skills and the ability to prioritize and multitask in a detailed and accurate manner. Ability to interact tactfully and professionally with the general public and Village personnel. Ability to establish effective working relationships and use independent judgment, initiative, and resourcefulness when dealing with customers.

PHYSICAL REQUIREMENTS/WORK ENVIRONMENT

Required to visit construction sites, often in inclement weather, and climb on materials, equipment, and upgraded terrain when performing inspections. Physical tasks include, but are not limited to, the ability to stand, walk, climb, reach, lean, twist, grasp, lift and carry, push, pull, bend, crawl and kneel. Must operate an automobile to get to and from construction sites. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
